We’re looking for a Land Development Preconstruction Associate who can support the due diligence phases.

Position Overview

The Land Development Preconstruction Associate supports the due diligence and preconstruction phase of land development projects by assisting in site planning, due diligence, engineering coordination, cost estimating, and bid preparation. This role is critical in ensuring that projects are prepared for predictable execution.

The position is expected to demonstrate the qualities, competencies and collective capabilities identified within Allen Edwin Homes’ Sustainable Competitive Advantage (SCA).

Key Responsibilities

Due Diligence and Site Planning:

• Assist in preparing and refining concept site plan sketches using CAD or GIS tools.
• Collaborate with land team, planners, engineers, and architects to evaluate site layout feasibility.
• Conduct preliminary site investigations including encroachments, utilities, environmental constraints, and access.
• Compile and organize due diligence information for internal review and decision-making.
• Coordinate with geotechnical consultants to schedule and review soil testing.
• Interpret soil reports to identify potential development constraints or cost impacts.
• Support land acquisition analysis, estimates, and feasibility studies.
• Support for land team may include

Pre-Construction:

• Support project managers in completing project tasks with awareness.
• Perform quantity take-offs for earthwork, utilities, paving, and other site development components.
• Develop line-item cost estimates using historical data and vendor input.
• Assist in assembling bid packages for contractors including scope documents, plans, and specifications.
• Facilitate changes during post-bid process.
• Assist in permitting process for new projects with accuracy and urgency.
• Maintain organized project files and adhere to electronic filing system and procedures.
• Maintain an organized list of assigned project tasks and act with persistence towards completion.
• Assist in drafting and completing project documents.
• Assist in preparing presentations and reports for internal and external stakeholders.
• Attend project meetings and document action items and progress.
• Code of conduct.

Qualifications

• Bachelor’s degree or equivalent relevant experience
• 3+ years in land development, civil infrastructure, construction project management
• Strong communication (written and verbal)
• Ability to work independently in a fast-paced environment
• Excellent attention to detail and multitasking ability
