Job Description
JOB SUMMARY
Property Management: Oversee the day-to-day operations of assigned properties, including leasing, tenant relations, rent collection, and maintenance to ensure they operate at optimal efficiency and meet established performance metrics. Responsible for the overall performance of each assigned property, including resolving tenant concerns, analyzing the budget, policy compliance, and maintaining the facilities. •
Performance Management: Ensures that all properties within their region meet established operational, financial, and business performance goals.
• Team Leadership: Hires, trains. mentors. and leads on-site property management teams, including property managers and maintenance supervisors.
• Budget Management: Develops and manages property budgets, overseeing capital expenditure improvements, and monitoring monthly operating budgets.
• Financial Oversight: Reviews financial reports, analyzes P&L variances, and implements strategies to improve financial performance. Compliance and Safety: Ensures compliance with local fire and safety regulations, and oversees property risk management, safety standards, and team member/resident liability.
• Resident Relations: Resolves resident complaints and issues, implements resident services, and coordinates resident events to maintain high resident satisfaction
Marketing and Leasing: Oversees marketing activities, monitors lead generation, and works with the marketing team to develop and implement marketing plans to maintain high occupancy rates.
• Vendor Management: Negotiates contracts with vendors and service providers to ensure cost-effective maintenance and repairs. • Communication and Collaboration: Acts as the main point of contact for property-related issues with the Senior Regional Property Manager (VP of Operations).
